The Closing Procedure


The process takes from 20 to 60 minutes on average.  You must present state or government issued photo ID, driver license is the most common form of ID.

If you are bringing money you must bring a cashier's check in any amount over $1,000. Make the check either to yourself and endorse at closing or make payable to the Title Company closing your home purchase.  If you do not know the exact amount, not to worry have a check made for the good faith you were given by your lender. If you over pay a change check will be issued at closing and if you under pay you can write a personal check up to $1,000.

Often there is no time to wait until the last minute to get a bank check. No bank checks will be accepted from out-of-state banks. You may need to wire transfer funds if coming from out of Ohio. discuss this with your title company as soon as possible to avoid any delays in closing.

Bring your check book, as you will be offered Title Insurance and may wish to purchase this at closing or may wish to buy home warranty or upgrade a policy.

Proof of Home Owners insurance covering the property is required when you have a mortgage. You need to verify with the title company procedure required for closing. You must either present proof before or at closing with paid receipt in many cases or the closing will be delayed. Check with the title company for specifics as requirements may vary.
